Purpose
The purpose of the general conditions of use is to determine the conditions of use of the primeliste.com service made available to lessors/owners, clients and visitors via the website.
Landlord/Owner: refers to any natural person of legal age or legal entity who owns a property and wishes to rent it out.
Client: refers to any person who has previously registered on the primeliste.com platform with a view to finding a property to buy. Registration will make it possible to request a visit to a property, make an offer and send messages to lessors/owners or to primeliste. The customer will have access to all functions.
Visitors: refers to any person who connects to the Internet and visits the property ad platform available on primeliste.com. Visitors will not have access to all the functionalities.
Introduction
Welcome to Primeliste.com, a product of YANOU I HOLDINGS SARL based in Douala, Cameroon. By using the site, i.e. by creating an account on www.primeliste.com, you agree to be bound by the general conditions of use below. Please do not use this site if you do not agree.
Primeliste.com is a website that has been developed to help alleviate the difficulties of finding accommodation in Africa. The aim is to provide a secure service for your rental needs.
Service Offered
With Primeliste.com you will be able to easily search and find rental flats in the best conditions. We offer a variety of professional property management services. Our services include, but are not limited to:
· Property Management (we take care of all aspects of property management and maintenance. From advertising available to collecting rent payments).
N.B: Property management only for those who have entrusted us with the management of their property, otherwise the service offered will just be property advertising.
· Property improvement (we will work with you to improve your property and manage it too).
· Property Photography (we help you take attractive photos of your property and units to find tenants easily and quickly) - We develop effective tools to help you manage your properties yourself.
User Account
Landlord area
My profile: this is where you can enter your personal details (name, address, telephone number, etc.)
Dashboard: here, lessors can consult all the statistics relating to their properties published on the site.
My listing: this section contains details of each property published.
Subscription and payment: here, lessors can view every transaction they have carried out on Primeliste, as well as the related service (verification, plan subscription, etc.).
Rental application: Certain people interested in a property will be able to make a rental application to the lessor concerned to demonstrate their interest in the property. Making a rental application will require the interested party to upload proof of funds and attach it to their application along with their identity card. There will be a charge for this service.
Application: This is the same process as the rental application, except that the interested party will not be asked to upload proof of funds and identity card and there will be no charge.
Customer area
My profile: this is where you can enter your personal details (name, address, telephone number, etc.).

Payments: here customers will be able to see every transaction they have made on Primeliste as well as the related service (rental application).

Favourites: Your favourite properties
You must enter accurate, up-to-date and complete information during the registration process and keep your Primeliste account information up to date.
“Verified” status is reserved only for users who have submitted an application while providing the administrators with documentary evidence confirming their ownership of the property (land title, land document bearing the owners name, etc......).
Personal data
You are prohibited from disclosing your account information/identifiers. If you believe or have reason to believe that your credentials have been lost, stolen, or in the event of known or suspected unauthorized use of your Primeliste account, you must notify us immediately or you will face the consequences that may result.
Prohibited use of Primeliste
Only that which is in accordance with the general conditions of use is published on the site. It is forbidden to publish defamatory, obscene or similar content.
You agree not to copy, distribute or modify Primeliste content without our written consent.
Without limiting the foregoing, you agree not to reproduce, copy, sell, resell or exploit for any purpose any aspect of Primeliste (other than your own content).
Publication of Ads
Any flat published and showing occupancy shall be marked ‘not available’ or ‘on hold’.
Only persons registered on the site will be authorised to publish ads.
When creating an ad you must:
Photos, animations or videos used in ads must faithfully reflect the quality and actual condition of the premises. Emphasis will be placed on image quality.
Listings will be audited by the administrators before or after they are officially published, and we reserve the right to suspend a listing if it does not comply with these publishing rules.
Service charges
The primeliste.com website offers you a real estate services contract enabling you to rent your premises at the best price and without exclusivity, with two offers:
The basic plan (7000 0 /month): The basic plan is best for premises owners who need to publish few properties on our platform. It includes:
· Advertise 01 property (house, office, apartment building),
· The property can have 03 available units.
· 03 free keywords
Premium plan (20000 5000/month): The premium plan offers greater flexibility for owners with several unit properties in their portfolio. It includes:
· Advertise 01 property (house, office, apartment building),
· Each property can have up to 15 units available.
· Rental application
· 20 free keywords
Extras:
· Property sponsoring by location: Owners can boost a propertys visibility by paying for location-based sponsorship. 3,000 XAF / Property for one location
· Keywords Sponsor: to increase the visibility of a property using search keywords. Keywords will increase a propertys chances of appearing on the first pages of a relevant search 100 XAF / keywords
· Rental application: XAF 3,000 / month per property
· Rental application at potential tenants premises: 1,000 XAF
Prices and payments
Transactions, negotiations and payments will take place solely on the platform. The means of payment are: Orange Money, MTN Money, Credit Card.
The prices of premises are set by the lessors themselves. It is not the responsibility of the administrators to do so unless requested to do so.
Updating of Terms, Modification and Suspension
Administrators will have the right to modify or suspend the accounts of users and properties that do not comply with the terms and conditions.
Primeliste.com reserves the right to modify these terms and conditions at any time. We will publish the modified terms and conditions on the platform by modifying the ‘last updated’ date. Users are invited to consult these GCU regularly in order to take note of any changes made. Use of the Site by users constitutes their acceptance of the changes made to the GTC.
Rating and Review System
If, during the visit, the potential tenant notices that the premises are not as shown on the images in the advert, they can use the ‘Rating and Review System’ to give their opinion on the platform and report the landlord. A user with a majority of negative reviews will be subject to suspension after investigation by Primeliste teams.
Only people with a Primeliste account will be able to leave reviews.
Responsibility and obligations of Primeliste
Primeliste will make its best efforts to keep the Site technically up to date. This requires occasional maintenance which may result in access restrictions to the Site. As far as possible, Primeliste will schedule this maintenance at a time when it will affect users interests as little as possible.
Legal aspects
All legal aspects (signing of contracts, notarial deeds, etc...) are not the responsibility of the platform with the exception of the case where the lessor has left the entire responsibility for his premises to Primeliste.
