Purpose
The purpose of the general terms and conditions of use is to determine the conditions of use of the primeliste.com service available to lessors/owners available to lessors/owners, customers and visitors via the website.
Landlord/Owner: refers to any natural person of legal age or legal entity owning a property and wishing to rent it out.
Customer: refers to any person who has previously registered by creating an account on the primeliste.com platform in order to search for a property to purchase. Registration will initially allow access to the various ads published, and to make a request or rental application to lessors in the event of interest. To have access to all the functionalities and services, the customer must subscribe to a paying offer.
Visitors: refers to any person who connects to the Internet and visits the real estate advertising platform available on primeliste.com. Visitors do not have access to all the features.
Introduction
Welcome to Primeliste.com, a product of YANOU I HOLDINGS SARL based in Douala, Cameroon. By using the site, i.e. by creating an account on www.primeliste.com, you agree to be bound by the general conditions of use below. Please do not use this site if you do not agree.
Primeliste.com is a website that has been developed to help alleviate the difficulties of finding accommodation in Africa. The aim is to provide a secure service for your rental needs.
Service Offered
For landlord:
We offer a variety of professional property management services. Our services include, but are not limited to:
- Property management (we take care of all aspects of property management and maintenance. From property publication to collection of rent payments).
N.B.: This service includes managing viewing, tenant relations and administrative follow-up. However, additional services (property maintenance, repairs, etc.) may be required for optimal management and will be available as paid options.
If you prefer to manage your properties yourself, Primeliste offers a service for advertising and promoting your properties on the platform. By subscribing to a package plan, owners will have access to advanced publishing tools, such as:
- Publication of your properties and units
- The ability to receive requests from potential tenants interested in your properties. These requests will include names, phone numbers and email addresses.
- Keyword purchasing and sponsoring (so that your properties appear among the first in searches)
N.B: Landlords who choose to manage their properties autonomously on Primeliste agree to communicate on a fixed day of the week, to arrange free visits for potential tenants.
For users:
Thanks to Primeliste.com you will be able to easily search and find properties (apartments, rooms, studios, etc...) for rent in the best conditions. For properties managed directly by Primeliste, well let you know the days on which viewings are scheduled, and if a property is managed by the lessor himself, Primeliste will let you know the viewing day hes agreed to, or the lessor himself will contact you after youve left a request or rental application.
User Account
Landlord area
My profile: this is where you can enter your personal details (name, address, telephone number, etc.)
Dashboard: here, lessors can consult all the statistics relating to their properties published on the site.
My listing: this section contains details of each property published.
Subscription and payment: here, lessors can view every transaction they have carried out on Primeliste, as well as the related service (verification, plan subscription, etc.).
Rental application: Certain people interested in a property will be able to make a rental application to the landlord concerned to demonstrate their interest in the property. Making a rental application will require the interested party to upload proof of funds and attach it to their application along with their identity card. There will be a charge for this service.
Request: This is the same process as the rental application, except that the interested party will not be asked to upload proof of funds and identity card and there will be no charge.
“Verified” status is reserved only for users who have submitted an application while providing the administrators with documentary evidence confirming their ownership of the property (land title, land document bearing the owners name, etc......).
Customer area
My profile: here youll find your personal information (name, address, telephone number, etc.).
My applications: Some people interested in a property will be able to make a “rental application” to the lessor concerned to demonstrate their interest in that property. Making a rental application will require the interested party to upload proof of funds and attach it to their application along with their ID card. A fee will be charged for this service.
Subscription and payment: here customers can see every transaction they have made on Primeliste, as well as the related service.
Favorites: Your favorite properties
You must enter accurate, up-to-date and complete information during the registration process and keep your Primeliste account information up to date. Changes to your personal information will be made by request.
Personal data
You are prohibited from disclosing your account information/identifiers. If you believe or have reason to believe that your credentials have been lost, stolen, or in the event of known or suspected unauthorized use of your Primeliste account, you must notify us immediately or you will face the consequences that may result.
Prohibited use of Primeliste
Only content that complies with the general terms and conditions of use may be published on the site. It is forbidden to publish defamatory, obscene or similar content.
You agree not to copy, distribute or modify Primeliste content without our written consent.
Without limiting the foregoing, you agree not to reproduce, copy, sell, resell or exploit for any purpose any aspect of Primeliste (other than your own content).
Prohibition on inserting personal information where not requested.
Publication of Ads
Any flat published and showing occupancy shall be marked ‘not available’ or ‘on hold’.
Only persons registered on the site will be authorised to publish ads.
When creating an ad you must:
Photos, animations or videos used in ads must faithfully reflect the quality and actual condition of the premises. Emphasis will be placed on image quality.
In the details of your publications on the platform, your personal information (phone number, email address) will be blocked. Users will contact you via online requests or rental application.
N.B.: please log in to your account regularly, as it is via your account that you will receive your requests, including the contact details of interested users.

Landlord Plans
a. Individual plans
The plans below are reserved for landlords who manage their own properties.
The primeliste.com website offers you a real estate services contract allowing you to rent your premises at the best price and without exclusivity among three offers:
Ø Free Trial Plan:
· Property Publication: Publish a property (building or house).
· Number of units available: Maximum of 03 units per property.
· Basic Visibility: Your property will be visible during general searches, without specific keywords.
· Direct contact: Potential tenants can contact you through your Primeliste account.
· Support: Access to customer support to quickly resolve any questions or issues.
Ø Standard Plan: 4,800 FCFA per month or 48,000 FCFA per year
· Property Publication: Publish 01 property (building or house).
· Number of units available: Maximum of 05 units per property.
· Maximum Visibility: Increase the visibility of your property with up to 08 keywords during searches.
· Direct contact: Potential tenants can contact you through your Primeliste account.
· Support: Access to customer support to quickly resolve any questions or issues.
Ø Premium Plan: 14,000 FCFA per month or 144,000 FCFA per year
· Property Publication: Publish 03 properties (building or house).
· Number of Units Available: Maximum of 10 units per property.
· Maximum Visibility: Increase the visibility of your properties with up to 15 keywords during searches.
· Direct contact: Potential tenants can contact you through your Primeliste account.
· Receipt of Documents: Receive documents confirming the interest of potential tenants directly in your account. (01 Rental Application valid for a property)
· Support: Access to customer support to quickly resolve any questions or issues.
a. Enterprise Plans
Real estate companies, property management agencies, and other professionals can choose from two options to suit their needs:
Ø Standard Plan for Business: 22,500 FCFA per month or 240,000 FCFA per year
· Property Publishing: Publish up to 05 properties (buildings or houses).
· Number of Units Available: Maximum of 10 units per property.
· Maximum Visibility: Increase the visibility of properties with up to 20 keywords during searches.
· Direct contact: Potential tenants can contact the company via the Primeliste account.
· Receipt of Documents: Receive documents confirming potential tenants interest in each property. (01 Rental Application valid for a property)
· Support: Access to customer support to quickly resolve any questions or issues.
Ø Premium Plan for Business: 43,500 FCFA per month or 480,000 FCFA per year
· Property Publishing: Publish up to 10 properties (buildings or houses).
· Number of Units Available: Maximum of 15 units per property.
· Maximum Visibility: Increase the visibility of properties with up to 30 keywords during searches.
· Direct contact: Potential tenants can contact the company via the Primeliste account.
· Receipt of Documents: Receive documents confirming the interest of potential tenants for 02 of your properties. (02 Rental Application valid for two properties)
· Priority Support: Access to priority customer support to quickly resolve any questions or issues.
· Sponsorship: 03 of your properties will always be featured, you just have to make the choice.

Users plans
The Free Offer: Primelistes free offer allows users to benefit from essential services for the search for accommodation, while offering simplified and accessible experience to all. It includes:
- Access to listings: Users can view a wide selection of real estate listings listed on the platform, covering a variety of properties (apartments, rooms, commercial spaces, etc.).
- Basic search filters: Users can narrow down their searches based on standard criteria such as location, price, and property type, to find a property that suits their needs.
- Limited viewing of listing details: Users can view essential information about properties, such as square footage, number of bedrooms, and other basic features. However, they cannot access the full description of the properties, nor can they see the contacts of the landlords. In addition, access to photos of properties is partially limited, they can only see 15 photos out of the 30 available. Finally, they do not have access to the precise location of the property, which is reserved for paid subscriptions.
The paid offer: It concerns the opening of a file and assistance. Users interested in properties managed by Primeliste will need to subscribe to this offer for the sum of XAF 30,000 / 3 months or XAF 50,000 / 6 months which will include:
- Opening of the file: this step will consist of obtaining information from the user at our premises or by phone to find out his needs and his budget
- The next step will be to offer him all the properties corresponding to his needs
- Then, depending on the days scheduled for visits, the potential tenant will visit the selected properties. You will have access to free visits during the subscription period.
- At the end, when the potential tenant has made his choice, the lease contract will be signed with us or with the landlord depending on whether the property is managed by us or by him.
In addition, the paid offer will enable the user to access information that had previously been blocked, such as:
- The propertys Google maps address
- All unit photos
- Email address and phone numbers to call
- Property description and amenities
Extras:
· Rental application at the potential tenants home: 1000 XAF
Prices and payments
Transactions, negotiations and payments will take place solely on the platform. The means of payment are: Orange Money, MTN Money, Credit Card.
The prices of premises are set by the landlords themselves. It is not the responsibility of the administrators to do so unless requested to do so.
Paid services are not subject to any refund, except in the event of a major failure of the platform or a service not provided. Users can contact customer service for any refund requests, which will be evaluated on a case-by-case basis. Subscriptions suspended for non-compliance with the T&Cs are non-refundable.
Updating of Terms, Modification and Suspension
Administrators will have the right to modify or suspend the accounts of users and properties that do not comply with the terms and conditions.
Primeliste.com reserves the right to modify these terms and conditions at any time. We will publish the modified terms and conditions on the platform by modifying the ‘last updated’ date. Users are invited to consult these GTC regularly in order to take note of any changes made. Use of the Site by users constitutes their acceptance of the changes made to the GTC.
Rating and Review System
If, during the visit, the potential tenant notices that the premises are not as shown on the images in the advert, they can use the ‘Rating and Review System’ to give their opinion on the platform and report the landlord. A user with a majority of negative reviews will be subject to suspension after investigation by Primeliste teams.
Only people with a Primeliste account will be able to leave reviews. Users are welcome to leave honest and non-defamatory reviews. Primeliste reserves the right to remove reviews that do not comply with the conditions or that contain defamatory, insulting or unverified statements.
Responsibility and obligations of Primeliste
As a platform offering paid services, Primeliste is committed to providing quality experience for subscribed users, with specific benefits such as access to premium features, including viewing full property descriptions, as well as additional services reserved for subscribed members. However, we do not guarantee that after subscribing, you will find your account on our platform.
Our responsibilities include:
- Accuracy of information: Primeliste does its best to verify and guarantee that the information provided on properties (surface area, characteristics, location) is accurate and up to date. However, this information is generally provided by lessors, and Primeliste cannot be held responsible for any inaccuracies originating from third parties.
- Access to contacts and properties: Users subscribing to the fee-based offer have full access to property information. However, Primeliste is not responsible for the refusal of visits or the unavailability of property, except in the case of properties managed directly by Primeliste.
- Service Guarantee: Primeliste is committed to providing continuous access to premium features for subscribed users but cannot be held responsible in the event of technical failures, temporary suspensions of service, or other events beyond its control.
Limits of liability:
- Properties managed by landlord: For properties managed directly by lessors, Primeliste acts solely as an intermediary. We facilitate the connection between home seekers and landlords but cannot guarantee the outcome of the transaction or the availability of the property.
- Use of data: Primeliste makes every effort to keep user data secure, especially sensitive information such as contact and payment details. However, we cannot be held responsible for any security breaches caused by unforeseeable events or malicious attacks.
Primeliste acts as an intermediary between landlords and tenants and is not responsible for the information provided by landlords, such as the veracity of descriptions and photos of properties. In the event of fraud or error on the part of the lessors, Primeliste reserves the right to suspend or delete the advertisements in question. Users agree that any final transaction will be concluded directly between the landlord and the tenant without the intervention of Primeliste, except in specific cases of delegated management.
Termination and Suspension of Accounts
Primeliste reserves the right to suspend an account for non-compliance with the terms, including, but not limited to, in the event of abusive behavior, dissemination of false information, or non-compliance with appointments. In the event of suspension, the user will be notified by email. To terminate an account, users can request it through customer service. Account data will be deleted in accordance with applicable data protection laws.
Intellectual Property Rights
The photos, videos, descriptions and other content published by the landlords on Primeliste remain their exclusive property. By publishing this content, however, users grant Primeliste a free license to use the platform, including posting on the site and social networks. Users agree not to post copyrighted content without permission.
Legal aspects
All legal aspects (signing of contracts, notarial deeds, etc...) are not the responsibility of the platform with the exception of the case where the landlord has left the entire responsibility for his premises to Primeliste.
